Can the home be moved off the lot?
Under Alberta's Mobile Home Sites Tenancies Act, tenants have the right to transfer or assign their tenancy to another party when selling their home. However, any removal or relocation of the mobile home from the lot requires prior written consent from management, and any incoming buyer is subject to our standard approval process. Relocation without written consent is not permitted under our tenancy agreements.
Can I purchase the lot itself?
No. The lots are not for sale. When you purchase a home in one of our communities, you own the home and lease the land it sits on. Your monthly lot rent covers that land lease along with community services. This arrangement is governed by Alberta's Mobile Home Sites Tenancies Act.
What does the lot rent include?
Lot rent covers your land lease and community services. It generally includes:
- Water & sewer
- Garbage, recycling & compost pickup
- Snow removal & landscaping in common areas (not individual driveways or lots)
- Common area maintenance
- Property tax on the lot
- Condo fees (Fort McMurray parks only)
Not included: snow removal on your own driveway, lawn care on your lot, and property tax on the home itself. Lot rent amounts vary by park and are shared once you start the booking process below.
Would the company consider lowering the lot rent?
Lot rent is set based on the costs of operating and maintaining the community and is not negotiated on an individual basis. Under Alberta's Mobile Home Sites Tenancies Act, any changes to lot rent require a minimum of 365 days' written notice to existing tenants. If you have concerns about affordability, we encourage you to discuss your situation with our property manager at your appointment.
What are the estimated utility costs?
Water, sewer, garbage, and recycling are included in lot rent. You will be responsible for electricity and natural gas, billed directly by utility providers. Costs vary by home size, usage, and season — Fort McMurray winters are cold, so heating costs should be factored into your budget.

What year is the home and what condition is it in?
Home details — year, condition, bedrooms, bathrooms, and upgrades — vary by listing and are shown on each listing card above. You can also ask specific questions when booking your appointment below.
What financing options are available?
Our homes are priced under $50,000. We offer several purchase options:
- Cash purchase
- Third-party financing through a bank or lender
- In-house financing through Bliss Park
- Rent-to-own program

What are the property taxes on the home?
Property tax on the lot is included in your monthly lot rent. Property tax on the home itself is the homeowner's responsibility once ownership is transferred. The amount depends on the assessed value of your specific home — your property manager can provide details at your appointment.
Can I buy a home if I don't have a good credit score?
All prospective buyers are required to go through a background and credit check as part of our community approval process. We review applications on a case-by-case basis. If your credit history is not ideal, we still encourage you to book an appointment — options such as our rent-to-own program or in-house financing may work for your situation. All applications are reviewed in accordance with the Alberta Human Rights Act, without discrimination on the basis of any protected grounds.

If you choose to sell your home in the future, you may transfer your tenancy to an approved buyer. However, any removal or relocation of the home requires prior written consent from management.
