Can the home be moved off the lot?
Homes purchased within our communities are generally intended to remain within the park long-term. If an owner wishes to move a home out of the community, they must first discuss the request with management and comply with the terms of their lease agreement and applicable laws. Additional conditions or approvals may apply depending on the circumstances.
Can I purchase the lot itself?
No. The lots are not for sale. When you purchase a home in one of our communities, you own the home and lease the land it sits on.
What does the lot rent include?
Lot rent covers your land lease and community services. The amount varies by park and is shared once you start the booking process. It generally includes:
- Water & sewer
- Garbage, recycling & compost pickup
- Snow removal & landscaping in common areas (not individual driveways or lots)
- Common area maintenance
- Property tax on the lot
- Condo fees (Fort McMurray parks only)
Not included: snow removal on your own driveway, lawn care on your lot, and property tax on the home itself.
Would the company consider lowering the lot rent?
Lot rent is set based on operating costs, taxes, utilities, and ongoing maintenance of the community. It is not negotiated on an individual basis.
What are the estimated utility costs?
Water, sewer, garbage, and recycling are included in lot rent. You will be responsible for electricity and natural gas, billed directly by utility providers. Costs vary by home size, usage, and season — Fort McMurray winters are cold, so heating costs should be factored into your budget.
What year is the home and what condition is it in?
Home details — year, condition, bedrooms, bathrooms, and upgrades — vary by listing and are shown on each listing card above. You can also ask specific questions when booking your appointment below.
What financing options are available?
We offer several purchase options:
- Cash purchase
- Third-party financing through a bank or lender
- Rent-to-own program
How does the rent-to-own program work?
Our Rent-to-Own program allows qualified applicants to purchase a mobile home through monthly payments instead of a traditional mortgage. A minimum down payment is required, and the amount varies depending on your credit score, income, and overall application strength. Monthly payment details and further terms will be provided after your application, screening, and credit check are completed. Please ask our property manager at your appointment for full details.
What are the property taxes on the home?
Property tax on the lot is included in your monthly lot rent. Property tax on the home itself is the homeowner's responsibility once ownership is transferred. The amount varies depending on the municipality, age, and assessed value of the home, but in many cases ranges from approximately $500–$2,000 per year. Exact amounts can be confirmed at your scheduled viewing or appointment.
Can I buy a home if I don't have a good credit score?
All prospective buyers are required to go through a background and credit check as part of our community approval process. We review applications on a case-by-case basis. If your credit history is not ideal, we still encourage you to book an appointment — options such as our rent-to-own program may work for your situation.
